depends on breed, gem
as someone who breeds color ISH, i usually ask ~5k for EWE combo colts but my EWE combo fillies can usually fetch around ~15k, i price them lower if they have sabino because i see it as undesirable but i dont know what the general consensus is on that

So, the barn near me has some great horses. I can only show with them if I lease. However, leasing there is $ 575/ month, and covers feeding, boarding, and some vet bills. I'm best friends with one of their horses, and we have a great bond, and she;s not being leased yet, so I could lease her. Would this be a deal to stay away from, or should I maybe go for it?

Is the horse trained in what you want to show in? What all do you have to agree to in the lease. If its a simple "pay this price and maybe for some vet work, and we'll let you ride this horse and take her to shows while we pay for the rest of her upkeep" go for it. If there's a lot of strings attached like only being able to show so many times per month or there being other things you'd have to pay for or can only ride certain days of the week, I'd be wary. My cousin used to lease jumping horses and got burned a few times. Before we moved to the state, her barn would charge her $200 to haul her horse to show even if they were only 20 minutes away, which is insane. After we moved here my cousin could just barrow my trailer and got her own a few years ago, but the high price to haul was one of many problems she had when leasing and boarding the gelding she owned.

This. I'd ask what limitations there were on days you could ride, showing, etc.

I would ask about the details. As has been stated, there could be strings attatched. I once leased a horse and the payment included feed, but I had to go everyday and turn out the horse and feed the horse so I would ask about that kind of thing. I'd also ask about if you'll be the only one riding. My old stable had a lease type where you'd be the only one riding and another type where they would still use the horse for public lessons. Make sure you have all of the information before making a final decision. Also ask for any horse's medical history. If they have underlying issues it could alter the price of your lease.
