co-signers on leases don't need to be living there, they're basically saying "i will guarantee that the rent gets paid" and taking on the legal/financial responsibilities in the event that rent isn't paid. you can have him be a co-signer, just check whether the agency needs him to fill out a full app or if they have a special app for co-signers.
i think you'll do fine, lilly. <3 the rental agencies, at least the big corporate ones, are desperate to have all their units filled at all times. check how long listings have been posted, and apply for the ones that have been up the longest.
